Apartments in Yerevan

As a start it should be noted that last year the number of transactions on purchase and sale of apartments in Armenia grew in 5.1%.

The most a recordable in scale are apartments in Yerevan. According to last year, the share of Yerevan in the total number of such transactions amounted 68.7%. Note that for the year there were 9125 transactions on purchase and sale of apartments in Yerevan.

So, in the context of the year in the whole country there was "progress" in the real estate market in Yerevan. In the IV quarter of 201, compared to the same quarter previous year, the number of transactions on purchase and sale of apartments in Armenia decreased by 176 units or 4.9% (number of transactions on purchase and sale of apartments in Yerevan decreased by 183 units - 7.3%).

At an average cost of capital, significant impact has had the reduction in price of apartments in the expensive area of "Kentron", where the price of 1 square meter fell over this period by 25.6 thousand drams.

Thus, in the same period the average market price of one square meter of apartment in the second most expensive apartments near "Arabkir" on the contrary, increased by 4.5 thousand drams.

December last year, the average market price of one square meter of apartments in the area of "Kentron" exceeded тхе municipal index (256.4 thousand AMD) to 170 thousand drams, while in "Nubarashen" 109 thousand drams.

The prices of "elite" apartment in December were 26.9 million drams (equivalent - $ 71.2 thousand dollars). In the second most expensive residential area of "Arabkir" prices are much lower - 21.4 million drams ($ 55.9).

Further, price range from 14.2 million drams ($ 37.0 thousand) “Malatia-Sebastia” area  up to 16.7 million drams ($ 43.6 thousand) "Kanaker-Zeitun." area .

One can choose "supercheap" apartment in Yerevan in "Nubarashen". Here, the standard flat area is 9.3 million drams ($ 24.2 million).
